释义	法律分析: 合同是个债权行为,登记是个物权行为,是否登记只是对物权的成立或者对抗善意第三人有影响,对合同效力是没有影响的。不动产物权的变动必须经过登记才能生效，但是，买卖合同的效力与是否办理登记却没有必然联系。也就是说，没有办理登记的结果只是物权不发生变动，但买卖合同是有效的。法律依据: 《中华人民共和国民法典》第二百零九条不动产物权的设立、变更、转让和消灭，经依法登记，发生效力；未经登记，不发生效力，但是法律另有规定的除外。依法属于国家所有的自然资源，所有权可以不登记。
