法律分析:
1、申请对象在园区就业、创业并连续缴纳社保或个税 12个月及以上，且个人及家庭(含未成年子女)在苏州大市无自有住房的本科及以上人才，或园区人才办认定的其他高层次紧缺人才。请人在本办法施行后，将家庭拥有的住房转移至原配偶或未成年子女名下造成无自有住房的，自该住房不动产转移登记满两年后方可申请优购房资格。
一个申请人及家庭(含未成年子女)(以下简称“申请人家庭”)，只享受一次优购房政策。
2、受理申请开发企业应当制定完善的预(销)售方案，并明确优购房一次性集中认购期(不少于 15 日)。符合条件的申请人在开发企业取得预(销)售许可后集中认购期内，携带身份证、户口簿、婚姻状况证明(含离婚证及离婚协议或生效裁判文书等)、学历证明等材料(以上材料均提供原件备查)至开发企业指定的销售现场，填写《苏州工业园区人才优购房申请表》，并出具无自有住房等的声明保证后登记认购。集中认购期结束后，开发企业不再受理优购房的资格申请。
