释义	法律分析：房屋使用年限房屋使用年限分两个概念：一个是房屋本身的使用年限，另一个是土地使用年限。我国现行的法律规定了建设用地使用权的期限，居住用地是70年，工业用地50年，商业用地40年，综合用地50年。法律依据：《中华人民共和国城镇国有土地使用权出让和转让暂行条例》第十二条土地使用权出让最高年限按下列用途确定：(一)居住用地七十年；(二)工业用地五十年；(三)教育、科技、文化、卫生、体育用地五十年；(四)商业、旅游、娱乐用地四十年；(五)综合或者其他用地五十年。
