释义	法律分析：租户不能够签物业服务合同。物业服务合同的主要权利义务对象是物业公司和业主。法律依据：《中华人民共和国民法典》第二百七十一条业主对建筑物内的住宅、经营性用房等专有部分享有所有权，对专有部分以外的共有部分享有共有和共同管理的权利。租户并不享有建筑物的所有权，其仅仅是承租了出租人租赁房屋的使用权。所以租户在法律层面上来说不属于业主，自然也就不是物业服务合同的订立主体。
