租房子需要备案吗 -租赁合同

法律分析：
按照治安管理法是需要进行备案的，但是租房备案并不影响租房本身，租房即使不备案租房合同也是有法律效力的。办理租房备案房东就不可避免的会需要交税，很多房东是不愿意的，实际上租房备案的并不算多。
法律依据：
《商品房屋租赁管理办法》 第十四条 房屋租赁合同订立后三十日内，房屋租赁当事人应当到租赁房屋所在地直辖市、市、县人民政府建设（房地产）主管部门办理房屋租赁登记备案。 房屋租赁当事人可以书面委托他人办理租赁登记备案。
