释义	法律分析：交了房没有住需要交纳物业费。从交房的那天起就开始需要交纳物业费。对于新房的物业费缴纳是按照业主收房之日起计算，而不是以合同签订之日计算。法律依据：《中华人民共和国物业管理条例》第四十一条规定，业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。已竣工但尚未出售或者尚未交给物业买受人的物业，物业服务费用由建设单位交纳。
