释义	法律分析: 开发商延期办理房产证，按照购房合同规定开发商属于违约行为，可以依法维权。购房者可根据合同相关规定，追究开发商违约责任。如每迟延一天承担购房总价款万分之一的违约金。在协商不成的情况下，购房者可以先行起诉，就已超过的期限要求支付违约金。此后开发商仍然不能办理房产证的，可以再次起诉追究后一段时间的违约责任。法律依据: 《中华人民共和国民法典》第五百七十七条当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
