释义	法律分析：现行的法律是商品房买卖预售合同签订后的30日内到县级人民政府不动产交易中心办理备案登记。在2018年8月之前是房管局，2018年8月之后是在不动产交易中心办理备案登记。法律依据：《城市房地产开发经营管理条例》第二十六条：（一）房地产开发企业预售商品房时，应当向预购人出示商品房预售许可证明。（二）房地产开发企业应当自商品房预售合同签订之日起30日内，到商品房所在地的县级以上人民政府房地产开发主管部门和负责土地管理工作的部门备案。
