开店的宣传广告与实际不符应该承担什么责任

1、开发商发布虚假广告是开发商主观上故意的。
2、购房者因为受到虚假广告的误导才购买房产。
3、购房者的合法权益受到了侵害，即购房者的合法权益是不是受到实际发生的损害。
4、开发商发布虚假广告的行为与损害结果之间存在因果关系。
法律依据：《广告法》第4条，广告不得含有虚假或者引人误解的内容，不得欺骗、误导消费者。广告主应当对广告内容的真实性负责。
