释义	合同当事人一方死亡，合同是否终止要看合同的性质。对于纯属财产性质的合同，比如买卖和租赁合同，一方当事人死亡的，不应影响合同的效力。但具有人身依附性的合同，如服务合同，一方当事人死亡的，合同效力自然终止。法律依据《民法典》第七百三十二条，承租人在房屋租赁期限内死亡的，与其生前共同居住的人或者共同经营人可以按照原租赁合同租赁该房屋。
