释义	依据《物业管理条例》第四十一条，业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。因此如果在租客入住之前签订合同，约定好物业费有谁缴纳的，应当按合同缴纳，租客逾期支付的可以向法院提起诉讼要求对方及时清偿并承担违约责任。
