物业公司如果要增加物业费，应当征得小区业主委员会的同意，或者持有物价部门下发的调整物业费的文件等法律依据。擅自增加物业费，属于单方面变更合同约定的行为，合同的变更必须经双方当事人协商一致，单方面的变更是无效的。
