释义	法律分析：有房产证不要办土地证。依据不动产登记暂行条例的规定，包括集体土地、房屋建筑所有权等在内的10类不动产，将在全国范围内进行统一登记。本条例实行前依法颁发的各类不动产权属证书，以及制作的不动产登记簿继续有效。所以持有土地使用证，或房产证的房子不需要申请不动产登记。法律依据：《不动产登记暂行条例实施细则》第三十三条依法取得国有建设用地使用权，可以单独申请国有建设用地使用权登记。依法利用国有建设用地建造房屋的，可以申请国有建设用地使用权及房屋所有权登记。
