释义	租赁期间一般的维修责任应当由出租人承担，出租人具有适租维修义务。如果房屋损坏是因为承租人的过错造成的、是因为不可抗力的因素造成的、或者双方约定由承租人负责检查和维修房屋的，出租人可以免责，虽然出租人也负责维修，但应当由承租人承担费用。【法律依据】《民法典》第七百一十一条，承租人未按照约定的方法或者未根据租赁物的性质使用租赁物，致使租赁物受到损失的，出租人可以解除合同并请求赔偿损失。
