释义	法律分析：开发商延期交房可以退房，开发商在合同约定的交房日没有交房，买受人需要给开发商发房屋催交通知书，在三个月合法期限内开发商仍不能交房的，买受人有权要求退房。法律依据：《商品房销售管理办法》第三十条房地产开发企业应当按照合同约定，将符合交付使用条件的商品房按期交付给买受人。未能按期交付的，房地产开发企业应当承担违约责任。因不可抗力或者当事人在合同中约定的其他原因，需延期交付的，房地产开发企业应当及时告知买受人。
