一、房屋所有权初始登记申请材料
1、登记申请书，原件;
2、申请人(代理人)身份证明，原件和复印件;
3、国有土地使用证，原件和复印件;
4、建设工程符合规划的证明，原件或经确认的复印件;
5、房屋已竣工的证明，原件或经确认的复印件(质检合格证或竣工验收备案表或质监部门出具的房屋已竣工的证明，个人自建房屋需提交建设单位出具的房屋竣工证明);
6、房屋测绘报告，原件或经确认的复印件(属于建筑物区分所有权的，还需提交房屋面积界定报告);
7、房屋地址证明，原件或经确认的复印件(民政部门出具的房屋地址证明);
8、经适房、单位集资房、廉租房、公租房等房屋还需提交发改委或军区的立项计划和省或市或军区房改办的批文，原件或经确认的复印件;
9、属合作修建(联建)建筑工程的，还需提交合作(联建)协议和产权分割清单，原件;
10、建设单位申请业主共有的房屋所有权初始登记还需提交规划部门确认业主公有房的证明或建筑物区分所有权人的书面约定，规划部门确认业主共有房屋的证明为原件或经确认的复印件，建筑物区分所有权人的书面约定为原件;
11、住宅专项维修资金建账证明，原件。
二、商品房买卖转移登记申请材料
1、登记申请书，原件;
2、申请人(代理人)身份证明，原件和复印件;
3、房屋所有权证书或房屋所有权初始登记核准通知书，原件，房地产开发企业未办理初始登记且同幢房屋一部分已直接办理了转移登记的，需提交被登记房屋的商品房预售许可证、建设工程符合规划的证明、质监部门出具的房屋已竣工的证明(原件和经比对的复印件);
4、买卖合同，原件;
5、购房发票，个人申请提交原件，单位申请提交原件或经确认的复印件;
6、房屋测绘报告，原件;
7、已办理预购商品房预告登记的还需提交预告登记证明，原件;
8、住宅专项维修资金交存证明，原件。
