释义	租赁合同的期限不超过20年，当事人双方可以协商一致确定租房合同的有效期，但不得超过20年的期限，超过20年的部分无效。另外租期在6个月以上的，应当订立书面的租赁协议。法律依据：《民法典》第七百零五条_租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。第七百零七条_租赁期限六个月以上的，应当采用书面形式。当事人未采用书面形式，无法确定租赁期限的，视为不定期租赁。
