"签假合同的后果是很严重的，如果签订假的租赁合同，可能会产生以下风险：                                         第一、存在合同无效风险。根据《民法典》的规定， 行为人与相对人恶意串通，损害他人合法权益的民事法律行为无效。第二、存在合同违约风险。合同订立后，对方“假戏真做”，以你未能按照合同提供租赁房屋为由，可以主张你合同违约，请求违约赔偿。第三、存在租赁税费风险。合同订立后，你成为出租人，约定的租金超过800元，依照相关法律，你每月负有租金20%左右的纳税义务。国家目前对这块税收监管不严，但已经开始通过个税抵扣广泛收集数据，一旦税务部门未来“秋后算账”，题主可能面临补缴税款和罚金的风险。第四、存在构成违法风险。签订、使用假合同，骗取租赁住房补贴和公共租赁住房的，如补贴由公权力机关提供，有关部门将此情况记入其建立的个人诚信记录体系，3年内不得申请公共租赁住房保障。",法律依据：《中华人民共和国民法典》第一百五十三条 【违反强制性规定及违背公序良俗的民事法律行为的效力】违反法律、行政法规的强制性规定的民事法律行为无效。但是，该强制性规定不导致该民事法律行为无效的除外。违背公序良俗的民事法律行为无效。《中华人民共和国民法典》第一百五十四条 【恶意串通的民事法律行为的效力】行为人与相对人恶意串通，损害他人合法权益的民事法律行为无效。
