释义	法律分析：房屋租赁一定要备案，但是不备案不会影响租赁合同的效力。法律依据：《商品房屋租赁管理办法》第十四条房屋租赁合同订立后三十日内，房屋租赁当事人应当到租赁房屋所在地直辖市、市、县人民政府建设（房地产）主管部门办理房屋租赁登记备案。房屋租赁当事人可以书面委托他人办理租赁登记备案。第十九条房屋租赁登记备案内容发生变化、续租或者租赁终止的，当事人应当在三十日内，到原租赁登记备案的部门办理房屋租赁登记备案的变更、延续或者注销手续。
