释义	法律分析：唯一住房不能查封。法律依据：《最高人民法院关于人民法院民事执行中查封、扣押、冻结财产的规定》第六条对被执行人及其所扶养家属生活所必需的居住房屋，人民法院可以查封，但不得拍卖、变卖或者抵债”。第七条业主抵押自己所有房屋，如果该套房产是属于业主的惟一可以居住房产，而且有充分证据可证明这一点的时候，那么即使抵押权人（通常为银行）向业主追讨欠款，法院也不能拍卖、变卖或者抵债。
