释义	法律分析：婚前协议赠与房产约定一般是有效的。但若双方约定违反法律规定的，则无效。且该赠与行为自双方办理不动产转移登记才生效，若未办理公证的，物权不发生变动，赠与人可以撤销赠与。法律依据：《中华人民共和国民法典》第一千零六十五条男女双方可以约定婚姻关系存续期间所得的财产以及婚前财产归各自所有、共同所有或者部分各自所有、部分共同所有。约定应当采用书面形式。没有约定或者约定不明确的，适用本法第一千零六十二条、第一千零六十三条的规定。
