释义	法律分析：赠予房产有权收回。赠与房产如果尚未办理过户的，可以撤回赠与；如果已经办理了过户的，受赠人存在下列情况的也可以撤回赠与：（一）严重侵害赠与人或者赠与人近亲属的合法权益；（二）对赠与人有扶养义务而不履行；（三）不履行赠与合同约定的义务。法律依据：《中华人民共和国民法典》第六百五十八条赠与人在赠与财产的权利转移之前可以撤销赠与。经过公证的赠与合同或者依法不得撤销的具有救灾、扶贫、助残等公益、道德义务性质的赠与合同，不适用前款规定。
