法律分析:
如果购房业主委托开发企业办理房地产权证，开发企业应当在该商品房交付使用之日起最多210个工作日内办妥并交付给购房业主。开发企业延迟办理产权证的，需自逾期之日起按日向购房者支付该商品房总价款0.05％的违约金；延迟办证达120日的，购房者有权选择继续履行合同或单方解除合同。
法律依据:
《中华人民共和国民法典》 第五百七十七条 当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
