释义	法律分析: 如果房屋租赁合同上明确指出不能转租那么将不能转租，法律规定可以合法转租，但是必须要经过出租人同意后租赁合同才会继续有效。否则租赁合同中的条款将会无效。如果承租人未经出租人同意转租的，出租人可以解除合同。法律依据: 《中华人民共和国民法典》第七百一十六条承租人经出租人同意，可以将租赁物转租给第三人。承租人转租的，承租人与出租人之间的租赁合同继续有效。承租人未经出租人同意转租的，出租人可以解除合同。
