房屋认购书签订后要如何处理购房定金

法律分析：1、如果买方没有按照认购书规定的时间、地点去签约，属买方违约，定金不予返还；卖方在认购书规定的期限内将认购房屋转售他人而导致未能正式签约，属卖方违约，应双倍返还定金。2、如果双方在规定的期限内，正式签订合同，则定金在买方履约后，可抵作楼款或收回，等等。
法律依据：《中华人民共和国民法典》 第五百八十七条 债务人履行债务的，定金应当抵作价款或者收回。
