法律分析：
1、交易手续费：交易手续费按每平方米计算，5元／平方米，卖方承担50％费用；
2、合同印花税：按照房屋产权转移的成交金额的0.05％缴纳。
法律依据：
《商品房销售管理办法》 第十六条 商品房销售时，房地产开发企业和买受人应当订立书面商品房买卖合同。商品房买卖合同扉页上的合同备案编号就称之为商品房买卖合同编号。
《中华人民共和国城市房地产管理法》 第五十条 房地产抵押，抵押人和抵押权人应当签订书面抵押合同。
