释义	《土地管理法》第六十二条规定，农村村民出卖、出租住房后，再申请宅基地的不予批准。但是法律并不禁止农村村民住房的转让，宅基地上的房屋所有权是可以转让的，而“地随房走”是我国现行法的一项基本原则，因此，法律是允许房屋同宅基地使用权的一并转让，只是禁止单独的宅基地使用权的转让。法律依据《土地管理法》第六十二条
