释义	房屋维修基金是一次性收取的，不是每年都交。业主应当在房屋交房前，交纳房屋维修基金。首期房屋专项维修资金，业主可以直接存入房屋专项维修资金专户，也可以委托房地产开发企业代交。委托房地产开发企业代交的，房地产开发企业应当自收到房屋维修基金之日起30日内，将代交的房屋专项维修资金存入房屋专项维修资金专户。【法律依据】《住宅专项维修基金管理办法》第十二条，商品住宅的业主应当在办理房屋入住手续前，将首期住宅专项维修资金存入住宅专项维修资金专户。
