释义	签订了购房合同后可以退，购房人可以与出卖人协商解除购房合同，如果已经支付了定金的，定金无权请求退还。或者发生了购房方导致无法继续履行合同的法定情形，此时如果购房人存在过错的应当承担相应的违约赔偿责任。法律依据《民法典》第五百八十七条，债务人履行债务的，定金应当抵作价款或者收回。给付定金的一方不履行债务或者履行债务不符合约定，致使不能实现合同目的的，无权请求返还定金；收受定金的一方不履行债务或者履行债务不符合约定，致使不能实现合同目的的，应当双倍返还定金。
