释义	1、为了保护此类房产顺利成交，首先提醒双方应在交接部分房款前到公证处做一个《代领、代办卖方房产证公证》，然后再做一个买卖合同公证也叫做《意向书公证》；2、公证书：一定要确认公证书所写的每一个号码（包括当事人身份证号码、房产证号码、楼牌号码），如果有一字之差房管部门是不准办理过户手续的，如想更改双方当事人就必须全到场，才能更改；3、卖方：夫妻双方带结婚证、身份证、户口簿，如果单身出示单身证明、户口簿，与开发商签订的预售合同；买方：带本人身份证。法律依据《房屋买卖合同司法解释》第八条
