释义	法律分析：对房屋的转移占有，视为房屋的交付使用，但当事人另有约定的除外。房屋毁损、灭失的风险，在交付使用前由出卖人承担，交付使用后由买受人承担；买受人接到出卖人的书面交房通知，无正当理由拒绝接收的，房屋毁损、灭失的风险自书面交房通知确定的交付使用之日起由买受人承担，但法律另有规定或者当事人另有约定的除外。法律依据：《中华人民共和国民法典》第二百三十七条造成不动产或者动产毁损的，权利人可以依法请求修理、重作、更换或者恢复原状。
