问题	交付使用的房屋面积与合同不符怎么办
释义	出卖人交付使用的房屋套内建筑面积或者建筑面积与商品房买卖合同约定面积不符，合同有约定的，按照约定处理。没有约定的，可以协商赔偿或者支付违约金，如果面积差额很大买受人要可以请求法院解除合同由此受到的损失可请求对方进行赔偿。法律依据：《最高人民法院关于审理商品房买卖合同纠纷案件适用法律若干问题的解释》第九条　因房屋主体结构质量不合格不能交付使用，或者房屋交付使用后，房屋主体结构质量经核验确属不合格，买受人请求解除合同和赔偿损失的，应予支持。
