释义	承租方违约导致合同目的无法实现，出租方可以行使法定解除权。解除权属于形成权，以通知的方式行使即可，当解除合同的通知到达承租人时，合同就解除。如果承租方对对解除合同有异议的，任何一方当事人均可以请求人民法院或者仲裁机构确认解除行为的效力。解除合同后，双方基于合同产生的权利义务终止。【法律依据】《民法典》第五百六十二条，当事人协商一致，可以解除合同。当事人可以约定一方解除合同的事由。解除合同的事由发生时，解除权人可以解除合同。
