释义	法律分析：不受保护。农村宅基地的出租年限最长就是20年，但是，出租农村宅基地是需要经过批准的，未经批准的，任何人不能随便转让或出租宅基地使用权。如果没有经过批准，承租方和出租方签的宅基地租赁合同是不具有法律效力的。法律依据：《中华人民共和国民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同是，约定的租赁期限自续订之日起不得超过二十年。
