法律没有规定租房多少年拆迁有赔偿，房屋承租人并不属于被征收人的范畴，不能获得征收补偿。但承租人如果对承租的房屋进行了装饰装修，征收补偿中的装饰装修补偿应酌情给予承租人一部分。如房东不予赔偿，可采取法院起诉处理。

《民法典》第七百一十条承租人按照约定的方法或者根据租赁物的性质使用租赁物，致使租赁物受到损耗的，不承担赔偿责任。
