租房可以签订四十年的合同吗
释义
根据民法典第七百零五条规定，租赁期限不得超过二十年。超过二十年的，超过部分无效。通常情况下，我们签订的租赁合同最长的应该是20年，如果超过了20年，超过部分是无效的，所以如果我们签40年的房屋租赁合同的话，之后的20年是没有效的。
