房屋买卖合同备案后，房屋所有人可以申请注销和变更。
注销和变更从受理之日起，变更合同登记备案的工作时限为7个工作日销合同登记备案的工作时限为14个工作日。
法律依据：
《城市商品房预售管理办法》 第十条 商品房预售，开发企业应当与承购人签订商品房预售合同。开发企业应当自签约之日起30日内，向房地产管理部门和市、县人民政府土地管理部门办理商品房预售合同登记备案手续。
