释义	法律分析：40年产权到期后房子归业主。“40年产权房”确切地说应该是“40年土地使用年限的房子”，而年限不是房子的产权年限，而是土地使用权的年限。房子的产权始终归业主所有，而土地归国家所有，业主只有使用权。土地转让是有偿的。土地使用权期满需要继续使用的，需要申请并缴纳土地出让金。《城镇国有土地使用权出让和转让暂行条例》第四十一条规定，土地使用权期满，土地使用者可以申请续期。需要续期的，应当依照本条例第二章的规定重新签订合同，支付土地使用权出让金，并办理登记。
