释义	法律分析：1、房屋产权是产权，土地使用权是国家出让的。所谓房地产使用权，其实只是土地使用权。土地使用权决定了房产的使用权。2、房屋产权(即房产权)是不变的，没有期限限制，只要房产没有完全毁损灭失就能一直享有，土地使用权是有期限的。法律依据：《中华人民共和国民法典》第三百六十二条宅基地使用权人依法对集体所有的土地享有占有和使用的权利，有权依法利用该土地建造住宅及其附属设施。
