释义	法律分析：一般情况下，协议（合同）的生效条件包含：双方当事人都是完全民事行为能力人，即有资格签订协议；协议内容是双方真实的意思表示，没有受到强迫；还有就是协议的内容不违反法律的规定。符合以上三个方面要求，该协议即可生效。但是不动产权的归属要根据所有权证明来确定，若没有进行不动产权的变更，发生纠纷时，协议的效力比不上产权证的更名。法律依据：《中华人民共和国民法典》第一百一十九条依法成立的合同，对当事人具有法律约束力。
