法律分析：
从房东角度看：
(1)保证租期、延长租期: 房租通常月付、半年付和年付的方式，提前一个月交房租，可以保证至少一个月的租期，即便在此期间房客由于个人原因违约搬走，房东也不会平白损失一个月的租金。
(2)减少房子空闲时间、增加收益: 租金稳定租期较长，房东不需要隔三差五找租客，房子空着的时间缩短，房东的租金收益自然就高了。
(3)减少麻烦: 房东更愿意便宜一点把房子租给长租的租客，就是害怕为了出租房子来回奔波，如果租期较长，房东只要在省外或者国外坐收租金就可以了;还有的情况是房东家里面往往是老人打理房子和收取租金，他们一方面没那么多精力，另外一方面不会使用微信、支付宝、银行卡等转账功能，收房租只收取现金，所以会希望租客把一年的房租一次性给了，免得经常过来收房租。

《商品房屋租赁管理办法》
第九条 出租人应当按照合同约定履行房屋的维修义务并确保房屋和室内设施安全。未及时修复损坏的房屋，影响承租人正常使用的，应当按照约定承担赔偿责任或者减少租金。房屋租赁合同期内，出租人不得单方面随意提高租金水平。
第十条 承租人应当按照合同约定的租赁用途和使用要求合理使用房屋，不得擅自改动房屋承重结构和拆改室内设施，不得损害其他业主和使用人的合法权益。
承租人因使用不当等原因造成承租房屋和设施损坏的，承租人应当负责修复或者承担赔偿责任。
