40年产权过户税费怎么算
释义
四十年产权房屋交易要交税费:
1、土地增值税:房屋产权取得满五年的免征,未超过五年的按房价1%缴纳。
2、所得税:房屋产权取得满五年的免征,未超过五年的按房价1%或房屋原值—房屋现值差额20%缴纳。
3、万分之十的印花税。
4、房屋交易手续费按房价1.9%交纳。
原先的满5年免征营业税调整为满2年免征营业税,同时依据交易两方的不同情况,具体税费明细如下:
