释义	不能，离婚协议并不具备法院或仲裁机构出具的判决书、裁决书、调解书，以及政府出台的决定等相关法律文书所具有的公示效力，不能直接产生物权变动的法律效果。因此除非有法律、行政法规的例外规定，持离婚协议的单方申请办理不动产登记的，登记机关不应予以办理。法律依据：《民法典》第二百零九条  不动产物权的设立、变更、转让和消灭，经依法登记，发生效力；未经登记，不发生效力，但是法律另有规定的除外。依法属于国家所有的自然资源，所有权可以不登记。
