释义	法律分析: 房产跳单有效，但当事人可能面临违约责任。房产跳单是指房屋买卖双方在与中介签订中介合同后，跳过中介自行交易，以此不交中介费的行为。一般中介合同中约定禁止跳单，如果买卖双方跳单构成违约的，需承担违约责任。《中华人民共和国民法典》第五百七十七条当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
