释义	房屋租赁期限一般由出租人和承租人自行约定，法律没有强制要求，不过法律有规定租赁合同的期限最长不能超过20年，超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同;但是，约定的租赁期限自续订之日起不得超过二十年。所以，出租人和承租人约定的房屋租赁期限不能超过20年。法律规定：《民法典》第七百零五条第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同;但是，约定的租赁期限自续订之日起不得超过二十年。
