一般来说，期限不超过3年。根据物业管理条例规定，对于前期物业服务合同没有规定合同期限，也就是说可以签订有期限和无期限的前期物业服务合同，只是规定在业主大会成立后，业主决定与物业公司或其他物业公司签订物业服务合同或业主的执行机构通知物业公司撤离进行自治管理，前期物业服务合同失效。

第十一条 实行物业服务费用包干制的，物业服务费用的构成包括物业服务成本、法定税费和物业管理企业的利润。
