释义	法律分析: 合同是当事人在平等自愿的情况下达成的条款，合同双方应严格按合同的约定履行自己的义务及行使权利。法律依据: 《物业管理条例》第四十一条业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费的，从其约定，业主负连带交纳责任。由于租赁合同双方没有在合同中另行约定物业费需由租户缴交，而物业费按照相关法律规定是由业主来缴交，故除非租赁合同中存在规定的重大误解或显失公平的可撤销、可变更的情形，否则物业费仍应由业主(出租方)来缴交。
