释义	法律分析: 房产契税和维修基金的缴纳时间是分开的。一般来说，购房时就需要缴纳维修基金，而房产契税的缴纳时间各地都有不同的规定，有的地方规定为交房之前缴纳，有的地方规定为合同签订满10天即要缴纳。而根据目前主流操作，期房的房屋契税缴纳时间为：房屋竣工验收合格，交付使用，办理房产证的时候缴纳房屋契税。法律依据: 《中华人民共和国契税暂行条例》第八条契税的纳税义务发生时间，为纳税人签订土地、房屋权属转移合同的当天，或者纳税人取得其他具有土地、房屋权属转移合同性质凭证的当天。
