释义	目前，限价商品房是可以出售的，但是前提是要满足一定的条件。购房人取得房屋权属证书后五年内不得转让所购住房。确需转让的，可向户口所在区县住房保障管理部门申请回购，回购价格按照原价格并考虑折旧和物价水平等因素确定，回购住房继续用作限价商品住房向符合条件家庭供应。如果购房人在取得房屋权属证书五年后转让所购住房的，应按照届时同地段普通商品住房和限价商品住房差价的一定比例交纳土地收益等价款。目前，交纳比例为35%。法律依据《城市房地产转让管理规定》第十一条、第十二条、第十三条
