释义	法律分析：长期未住物业费收取标准在法律上并未统一，房子长期不住，物业费将按照以下方式收取：已竣工尚未出售或者尚未交付的物业，物业服务费由建设单位承担。已交付的物业，物业服务费由业主承担，建设单位与业主另有约定的除外。物业交付后长期空置的，其物业服务费收费标准应当在物业服务合同中约定。法律依据：《物业服务收费管理办法》第八条物业管理企业应当按照政府价格主管部门的规定实行明码标价，在物业管理区域内的显著位置，将服务内容、服务标准以及收费项目、收费标准等有关情况进行公示。
